Replace the roof, reinstall the existing panels

New roof plus put our current panels back. No new system.

Reinstall runs about $23,575 (lowest bid so far, from Solar Panel Doctors). With the roof: $141,850 + $23,575 = ~$165,425. This matches what you already asked for, and it keeps the building on track to rent out by Aug/Sep.

Why not a new system

The installer pitched a new system with a federal tax credit, and on paper the numbers looked competitive. But given how we are actually using this building, the new system does not make sense.

We are renting the building out. A new system's electricity savings would benefit our tenant, not us. We would be buying a $138K power plant for someone else to use.
Permits take 2 to 3 months. A new system would blow past the Aug/Sep rent-ready target and delay the urgent roof. Reinstalling the existing system needs little to no permitting and no new utility interconnection.
The tax credit was never the point. The whole credit chase only applied to a new system. Drop the new system and the roof-bundling and the tax gymnastics go away with it.

Price and vendor

Solar Panel Doctors gave us the lowest reinstall bid. The plan is to shop that $23,575 price with Turnkey and ask them to match it. Turnkey was referred by CalCom (our roofer) and has worked with them before, so if the price is equal I would lean Turnkey for smoother roof-and-solar coordination on site.

Solar Panel Doctors' quote assumes 87 panels; we confirm the exact count at their site visit, and fewer panels lowers it further.

What I need from Brian

Just your okay to move forward with the current panels and a new roof only, no new system. Once you are good with it, I will lock the vendor (after shopping the price with Turnkey) and schedule around the rent timeline.
